Buying a home need to know.
What steps do I need to take to buy a home?
Buying a home is one of life’s most exciting milestones, and having the right support makes all the difference. Our team will guide you through each stage, from securing your mortgage and instructing a solicitor to final completion, ensuring the process feels clear, smooth and stress-free from beginning to end.
How do I find out what I can afford?
I've had an offer accepted, what happens next?
Congratulations on finding your new home. Once your offer is accepted, our team will guide you through the next steps, from instructing your solicitor and arranging surveys to finalising your mortgage.
There’s a lot to organise, but we’ll help you stay on track and make the process feel simple and stress-free right through to moving day.
Will I have to complete an AML and ID verification process?
Yes. Anti-Money Laundering and ID checks are a legal requirement for all property transactions. To ensure full compliance, we work with Lifetime Legal, specialists in this field, who manage the process quickly and securely for both buyers and sellers.
A fee of £45 including VAT applies, covering all buyers involved in the transaction.
I've found a house I want to buy - but need to sell mine first?
Stamp duty explained
Stamp Duty Land Tax (SDLT) applies when you buy property or land above a certain value in England, Wales or Northern Ireland.
The current thresholds are £250,000 for residential property or land with full planning permission, and £150,000 for non-residential land or property.
How do I find a solicitor?
A solicitor will handle the legal side of your purchase, including all the paperwork and essential checks such as local authority searches.
We always recommend using a locally based solicitor, as their knowledge and proximity can help keep your transaction smooth and timely. Our team can introduce you to a panel of trusted local solicitors known for their expertise and exceptional service across Leicestershire.
